Hinjewadi Metro Line 3 Is Open: Where to Buy a 3 & 4 BHK Near the Stations in 2026
Stations, timings and fares from day one, plus the homes along the line that are worth a closer look.
By Nitin Shrivastava · Updated 4 November 2026 · 9-minute read
The Hinjewadi metro is finally running. Pune Metro Line 3, the Pink Line from Maan in Hinjewadi to District Court in Shivajinagar, opened to passengers at 6 am on 4 November 2026, a day after Prime Minister Narendra Modi inaugurated it virtually. For anyone who has sat in the Hinjewadi evening queue at Wakad or Shivaji Chowk, that's big news.
I get the same question from clients every week: does the metro make Hinjewadi a better place to buy? Below I cover what is open today, what it costs to ride, and what it means for buying a 3 or 4 BHK near the line, including the parts nobody can promise you yet.
The short answer: Line 3 is open with 17 of its 23 stations. Trains run from 6 am, about every 5½–6 minutes at peak, and the full ride costs ₹62. The remaining six stations open in stages: two in Balewadi by the end of November 2026, and four by January 2027.
Hinjewadi Metro Line 3 is open: what started on 4 Nov 2026
Line 3 runs about 23 km along an elevated track from Maan, at the far end of the Hinjewadi IT Park, through Hinjewadi Phases 1 and 2, Wakad Chowk, Mahalunge, Balewadi, Aundh and the University to District Court in Shivajinagar. At District Court it meets Pune's existing Purple and Aqua lines, so for the first time the IT park is joined to the rest of the city's metro network.
It is also a first for India. Chief Minister Devendra Fadnavis described it as the country's first metro project built through a public-private partnership. The Pune Metropolitan Region Development Authority (PMRDA) owns the project, and the reported project cost is over ₹8,300 Cr.

Six stations are still to come
The whole corridor was inaugurated, but six stations still need work and safety clearance before they can take passengers. The one that catches people out is Shivajinagar station itself. Until it opens, get off at Agriculture College or District Court and make your own way onward.

Wakad and Balewadi metro stations
Wakad metro station (Wakad Chowk) is open from day one and is the first stop after the IT park, so it serves Wakad as well as the Hinjewadi Phase 1 edge. In Balewadi, MITCON Balewadi and R K Laxman Museum are open now. Balewadi High Street and Balewadi Phata follow by the end of November 2026, and Baner Gaon and Baner–Pashan Link Road by January 2027.
Hinjewadi metro timings, frequency and fares
Timings and frequency
- First train: 6:00 am from both Maan and District Court.
- Last train: 10:30 pm from Maan towards District Court, and 11:40 pm from District Court towards Maan.
- Peak hours (7:30–9:30 am and 5–8 pm): a train about every 5½–6 minutes.
- Off-peak: a train every 10–12 minutes. PMRDA has said it may adjust frequency to match demand.
- Full ride, Maan to District Court: about 40–45 minutes.
Fare slabs
Fares are distance-based. These are the slabs announced for opening day.
| Distance | Fare |
|---|---|
| Up to 2 km | ₹12 |
| 2–4 km | ₹25 |
| 4–8 km | ₹37 |
| 8–12 km | ₹43 |
| 12–18 km | ₹49 |
| Over 18 km (e.g. Maan → District Court) | ₹62 |
You can buy tickets on the Pune Metro app, through WhatsApp QR booking, at station counters and ticket machines, or use a National Common Mobility Card (NCMC). One catch for now: if you change lines at District Court, you need a separate QR ticket for each line. An NCMC card works at both gates, and a single integrated ticket is still being built.
For drivers, the Pune Municipal Corporation has opened two parking areas, one near Balewadi (about 30,000 sq ft) and one near Baner (about 21,000 sq ft). Feeder buses and auto/cab drop zones are still being worked out.

What the metro changes for Hinjewadi homes
The commute gets predictable
The real change isn't speed. It's predictability. A 40–45 minute ride from Maan to Shivajinagar takes the same time on Monday morning as on Saturday afternoon. Hinjewadi has never been able to promise that by road. For a family where one partner works in the IT park and the other in Aundh, Baner or central Pune, a home near the line now covers both commutes.
Who is buying, and what that means for you
The corridor already had strong demand before the trains ran. Kolte-Patil, one of the largest developers in west Pune, reported record sales bookings of ₹1,019 Cr for Q2 FY27, up 52% on the year (Business Standard, 13 Oct 2026). Premium launches around Hinjewadi have been selling to the same buyers this metro serves: senior IT professionals, upgraders moving from 2 BHK to 3–4 BHK, and NRIs who grew up in Pune. For context on how fast premium stock is moving, see what happened at Kolte Patil's The Reserve sell-out, and our wider take on Pune real estate growth.
Will prices jump now? I won't give you a number, because no honest person can. A metro line usually helps the homes within easy walking or a short drive of a station first, and the effect builds over years rather than overnight. Treat any "prices will rise X%" claim you hear this week, including from developers, as a sales scenario rather than a forecast.
Price guide: 3 & 4 BHK homes near Line 3 in 2026
These are the two premium projects near the Hinjewadi end of the line that I currently work with. All prices are from the developers' current price sheets, as shown on our project pages on 4 Nov 2026. An asterisk (*) means the price is indicative and can change by floor, view and offer.
| Project | Home | Size (carpet) | Price |

| 4 BHK | 1,633 sq ft | ₹2.50–2.62 Cr | |
| 4 BHK Grand | 1,718 sq ft | ₹2.60–2.72 Cr | |

Walking or driving time to the nearest station depends on your tower and gate, and I'd rather time it with you on a site visit than print a guess here.

The Promenade Residences by Paranjape
3 BHK from ₹1.80 Cr · 4 BHK from ₹2.50 Cr
Twin towers on the Mula riverfront inside the Blue Ridge township, on the Hinjewadi Phase 1 side of the line. This is the pick if you want river views and an established township with its school and daily needs already running. MahaRERA P52100029952.
Canvas at Life Republic by Kolte Patil
3 BHK from ₹1.59 Cr* · 4 BHK ₹2.59 Cr*
Four high-rise towers inside the 400-acre Life Republic township, west of the IT park. Life Republic isn't on the line itself, so you'd drive a short distance to the Maan/Hinjewadi Phase 2–3 stations. What you get in return is more space for the price and a full township around you. MahaRERA P52100077008.
If you want something larger and are fine with a drive rather than a metro walk, The Vibe in Kiwale has ready full-floor 5 BHK residences from ₹5.46 Cr*. It is a different buyer and a different brief, and I mention it only so you have the full picture of west Pune's premium end. Before you buy near a metro station: 6 checks
- Walk it yourself. Walk from the tower gate to the station at 9 am. A station 1 km away by map can be a 20-minute walk once you add crossings and footpath gaps.
- Check which station. Six stations aren't open yet. Make sure the one you'll actually use is among the 17 running, or note its expected date.
- RERA and possession. Check the MahaRERA number and the possession date on the RERA website, not just the brochure. The metro helps you most if you'll be living there soon.
- Noise and line of sight. Line 3 is elevated. Flats on low floors facing the viaduct get train noise and a concrete view. Ask for the side facing away from it.
- Parking and last mile. Feeder buses and drop zones are still being planned. Assume for now that you'll drive or take an auto to the station.
- Compare the total cost. Compare all-in prices (parking, maintenance deposit, GST, stamp duty), not the headline rate per sq ft.
Three things to weigh honestly
- The line is new. Ridership, frequency and fares will settle over the next few months. Buy for the home and the township first, and treat the metro as a strong bonus.
- Construction around stations isn't over. Six stations, parking areas and drop zones are still being built, so some stretches will stay messy into 2027.
- Price talk will run ahead of reality. Expect "metro premium" pricing in new launches. Compare launch prices against resale prices in the same area before you pay extra for a station.
Hinjewadi metro: frequently asked questions
Yes. Pune Metro Line 3 opened to passengers at 6 am on 4 November 2026, after a virtual inauguration on 3 November. It runs from Maan in Hinjewadi to District Court in Shivajinagar, with 17 of its 23 stations open.
The line has 23 stations, and 17 are open: Maan to R K Laxman Museum in Balewadi, then Aundh, Sakal Nagar, Pune University, Agriculture College and District Court. Balewadi High Street, Balewadi Phata, Baner Gaon, Baner–Pashan Link Road, Bhosale Nagar and Shivajinagar are not open yet.
The first trains leave at 6 am from both ends. The last train leaves Maan at 10:30 pm and District Court at 11:40 pm. Trains run about every 5½–6 minutes at peak (7:30–9:30 am and 5–8 pm) and every 10–12 minutes off-peak.
Fares go by distance, from ₹12 for up to 2 km to ₹62 for over 18 km. The full ride from Maan to District Court costs ₹62. Shorter trips fall into the ₹25, ₹37, ₹43 or ₹49 slabs.
Use Agriculture College or District Court until Shivajinagar station opens, which is expected by January 2027. You'll need to arrange your own onward travel from either one.
Balewadi High Street and Balewadi Phata are expected by the end of November 2026. Baner Gaon, Baner–Pashan Link Road, Bhosale Nagar and Shivajinagar are expected in stages by January 2027, according to PMRDA.
Yes. Wakad Chowk station opened on 4 November 2026 with the rest of the first phase. In Balewadi, MITCON Balewadi and R K Laxman Museum are open, while Balewadi High Street and Balewadi Phata are expected by the end of November 2026.
Yes. District Court is an interchange with the Purple and Aqua lines. For now you need a separate QR ticket for each line, but an NCMC card works at both gates.
Nobody can promise a number. A metro usually helps homes close to a working station first, and the effect builds over years. Buy for the home, the township and your commute, and treat any percentage forecast as a scenario.
The Promenade Residences in Blue Ridge, Hinjewadi Phase 1 (3 BHK from ₹1.80 Cr, 4 BHK from ₹2.50 Cr) is on the Phase 1 side of the line. Canvas at Life Republic (3 BHK from ₹1.59 Cr*) is a short drive from the Maan end. We can time the trip to the station with you on a site visit.
Phase 1 (Blue Ridge) puts you closer to the line and to Wakad and Baner, at a higher price per sq ft. Life Republic gives you more home for the money and a 400-acre township, but you'll drive to the station. Which is better depends on who in the family commutes, and where.

Nitin Shrivastava, founder, Key2Home.in Properties
I run Key2Home.in from our office in Punawale, a few minutes from Hinjewadi, and I've spent years helping IT professionals, upgraders and NRI families buy in west Pune. I wrote this guide the day the metro opened because clients started asking me about it that morning. If you want a straight opinion on any project along Line 3, call or WhatsApp me on 7391883544.
What I tell clients about the Line 3 stretch
Hinjewadi Phase 1 & Blue Ridge
This is the most "metro-ready" premium pocket. The township is already running, the river is right there, and Wakad and Baner are close. Ask which side your tower faces before you fall for the view.
Life Republic, Marunji
More space for the money, and a township that works for families with school-going kids. It isn't on the line, so plan on a short drive to the Maan end. For most families that's a fair trade.
Wakad to Balewadi
Wakad Chowk, Mahalunge and Balewadi gain the most on day one, because these are the junctions people dreaded. The two Balewadi stations that open later this month will help the High Street side too.
Kiwale and beyond
If you want a large ready home and drive anyway, Kiwale and Punawale still work. Don't pay a "metro premium" in a location the metro doesn't reach.
