Second Home Near Mumbai Pune Expressway: Missing Link Is Open, Taj Is Building Villas — Where Should Your Budget Go?
Four months after the Khandala ghat bypass opened, IHCL has announced Taj's first branded villas in Lonavala. Here's what that means for Karjat, Neral, Khopoli and Lonavala — with real plot prices from ₹44.99 Lakh.
If you live in Pune or Mumbai and have been putting off a weekend home because "the ghat drive is a pain" — that excuse expired on 1 May 2026. And on 27 August, the country's biggest hotel company decided the corridor is worth a 34-acre bet. I've sold plots in Karjat, Neral and Khopoli for years; this is the first time the infrastructure, the institutional money and the entry prices have all lined up at once. Let me walk you through it the way I'd explain it to a friend.
What the Missing Link actually changes for your Friday-evening drive
The Missing Link is a 13.3 km bypass on the Yashwantrao Chavan Mumbai–Pune Expressway that runs from Khopoli on the Mumbai side to Kusgaon near Lonavala on the Pune side. Instead of climbing the 19.8 km Khandala ghat, you now drive straight through the Sahyadri in two tunnels (about 1.7 km and 8.9 km) joined by a 650 m cable-stayed bridge that hangs 125 m above the valley. It opened to light vehicles on Maharashtra Day, 1 May 2026.
The headline saving is 25–30 minutes on a regular Pune–Mumbai run. The real saving is reliability. The ghat section was where every monsoon landslide, every stalled truck convoy and every "we're stuck at Khandala" message came from. Bypassing it turns a "we'll leave at 4 pm to be safe" trip into a "we'll leave when we're ready" trip — and for a second home that you want to use twice a month, predictability matters more than the raw minutes.

Approximate drive times now (non-peak, private car)
- Pune (Hinjewadi/Wakad) → Khopoli: roughly 70–80 minutes via the expressway and the Missing Link
- Pune → Karjat / Neral: roughly 1 h 45 min – 2 h via Khopoli, or via Chowk depending on where your plot is
- Pune → Lonavala: roughly 60–75 minutes — Lonavala is on the Pune side of the tunnel, so the gain is mostly for Mumbai buyers
- South Mumbai → Neral / Karjat: roughly 90 minutes; Mumbai → Lonavala roughly 90–100 minutes now that the ghat is gone
Read this carefully: drive times above are my own recent experience and Google Maps estimates, not a guarantee. Weekend traffic at the Khalapur toll and around Lonavala town still adds time. Treat these as planning numbers.
NAREDCO's "Mumbai 3.0" map: why Karjat, Neral, Khopoli and Lonavala get named
When the Missing Link was about to open, NAREDCO Maharashtra's president called it a transformational infrastructure milestone, and NAREDCO Raigad went further — saying the tunnel effectively brings Pune closer to Neral and Karjat, and that Pune-based developers and buyers were already showing interest. The industry body's framing is "Mumbai 3.0": a ring of growth beyond Navi Mumbai and Panvel, stitched together by the Atal Setu (MTHL), Navi Mumbai International Airport and now the Missing Link.
Four locations came up in that reporting, and they're exactly the four I get asked about most:
- Karjat — the riverside and valley-plot capital of the corridor; plotted developments, villa communities and wellness second homes are the active categories
- Neral — the foothills of Matheran; smaller plots, lowest entry ticket, 15 minutes from a hill station with no cars
- Khopoli — literally where the Missing Link begins; the fastest Mumbai access in the group, and where the branded plotted players have moved in since 2025
- Lonavala — the established hill station; highest prices, best rental market, and now a Taj address
What that means for land prices is the boring but important part: infrastructure gets priced in twice. Once when it's announced (that already happened in 2023–25 around Karjat), and again when people actually experience the drive and tell their friends. We're in the second phase now.

Taj Mount Kusur decoded: what 32 branded villas + a lease-back tell you
On 27 August 2026, Indian Hotels Company (IHCL) announced Taj Mount Kusur Resort & Villas in Lonavala, developed with Amavi. It's Taj's first-ever branded-villa project: a 34-acre Western Ghats estate with a 100-key Taj resort, 32 privately owned villas in a barn-style design with glass façades, a two-acre "Wabi-Sabi" central park, Miyawaki forest, stargazing decks and putting greens. The villas are sold to individuals and then pooled into the resort's inventory through a lease-back programme — you own it, Taj runs it when you're not there.
Why should a plot buyer 40 km away in Karjat care? Three reasons.
- Institutional validation. IHCL doesn't put its strongest brand on a hill station unless it believes the second-home demand is durable. That's a signal for the whole corridor, not just one estate.
- The lease-back model is now mainstream. Branded-plot developers in Karjat, Neral and Khopoli have been offering managed-villa and rental programmes for a couple of years. Taj doing it makes the model credible to conservative buyers who used to say "who will look after it?"
- Price gap. A Taj-branded villa in Lonavala will sit at the very top of the market. Every buyer who wants "near Lonavala, resort-style, but at a fraction of that" now has a reason to look at Khopoli and Karjat — and both are 15–35 minutes from the same tunnel.

Karjat vs Neral vs Khopoli vs Lonavala — the honest comparison
These figures are from the projects I actually sell today (September 2026), so they're real entry tickets, not portal averages. "All-in" means the developer's quoted price including stamp duty, registration and standard charges, as printed on the cost sheet — always re-confirm on the day you book.

Look at the spread: from ₹44.99 Lakh to ₹3.25 Crore inside a 45-minute radius of the same tunnel. That's the whole opportunity in one line. Lonavala will always be the trophy address, but a Neral or Khopoli plot at a fraction of the price sits on the same drive time from Mumbai — and, thanks to the Missing Link, a much more predictable one from Pune.
Per-sq-ft reality check: Neral's all-in works out to roughly ₹3,600/sq ft, BluBay Karjat about ₹5,000/sq ft, Terra La Pej about ₹3,200/sq ft (bigger plots, lower rate), and Aquamont Lonavala around ₹1,200/sq ft — but that's a half-acre farmhouse-zone parcel, a different asset class from a 1,500 sq ft gated NA plot. Compare like with like.

₹40–65 Lakh: the "I want in before the second re-pricing" bracket

1,238 sq ft final-configuration plots, 40+ amenities, 15 minutes from Matheran, possession December 2026. The lowest all-in ticket on this corridor from a branded developer.
Aero Estate — House of Abhinandan Lodha
NA villa plots on the Khopoli side of the tunnel, minutes from Imagica and on the Navi Mumbai airport growth axis. The most "equidistant" pick for Pune + Mumbai families.
₹75 Lakh – ₹1 Crore: the branded-township bracket
BluBay by ORA Land
60-acre contoured township with a lagoon, hillside plots from 1,500 sq ft. ORA Land is a separate company from House of Abhinandan Lodha — different product, different masterplan philosophy.
Terra La Pej Rivergate
Ready infrastructure on the river Pej — water, 3-phase power, 7/12 in hand, 60+ resort amenities managed by a global hospitality brand. 75% sold; roughly 45 plots left.
₹2.5 Crore+: the Lonavala estate bracket
Aquamont Farmhouse Plots
Nine half-acre resort-sanction farmhouse plots with Tata Dam backwater and 360° mountain views, 9 m concrete roads, underground power, and access to Aamby Valley's 18-hole golf course.
The Villas Lonavala — Sukhwani
Ready 4 BHK luxury villas for buyers who want to use or rent from day one — the closest thing on my list to what Taj is building, at a very different price point.

Buyer checklist: seven things to verify before you pay a token
- NA sanction, not "NA in process". Ask for the collector's NA order and check the zone on the 7/12 extract. Agricultural or farmhouse-zone plots (like the Lonavala half-acre parcels) are a legitimate but different product with different build rules — know which one you're buying.
- MahaRERA number on the project, and check it yourself at maharera.mahaonline.gov.in — look at the completion date, extensions history and the promoter entity name. Note that MahaRERA granted a blanket four-month extension in August 2026 to projects with completion dates after 28 February 2026, so a date that moved is not automatically a red flag.
- Access road width and ownership. 9 m internal concrete roads are the standard I look for; a 4 m kachha approach through someone else's land is a resale problem later.
- Water source. River-side, dam backwater or borewell? Ask what the summer supply is, not the monsoon supply.
- Power. Is 3-phase electricity connected to the plot boundary today, or "provisioned"?
- What "all-inclusive" includes. Stamp duty, registration, development charges, clubhouse membership, GST where applicable — get it in writing on the cost sheet.
- Exit. Who resold last year and at what price? A 75%-sold, resort-managed estate has a track record; a fresh launch has a projection. Both can be right for you, but price them differently.
Honest watch-outs (the part most broker blogs skip)
The Missing Link helps Mumbai buyers more than Pune buyers for Lonavala. Lonavala sits on the Pune side of the tunnel. If you're in Pune, your Lonavala drive barely changed; what changed is that Mumbai buyers can now reach it as easily as you can, which supports prices but also means more competition for good plots.
Karjat has more launches than it has buyers on a slow month. The riverside estate and the valley township are genuinely different products — one is a ready, resort-managed, large-plot community; the other is a branded township still being built out. Don't buy Karjat "because Karjat is hot"; buy a specific product with a specific reason.
Rental yields are a scenario, not a promise. The 5x-in-10-years and mid-teens rental-yield numbers in developer decks are projections. Taj's lease-back is the first institutional proof that managed second-home rentals work at scale here — but the corridor is still early. Buy for use first, yield second.
If those three points make you more careful, good. That's exactly the buyer I'd rather work with.
Frequently asked questions
For a buyer who will actually use the home, yes — the Missing Link has made the Pune drive predictable, NAREDCO has named Karjat as a "Mumbai 3.0" growth corridor, and branded developers now offer resort-managed plots. As a pure short-term flip, I'd be cautious: Karjat has plenty of supply, so pick a specific product (riverside ready estate vs. valley township) rather than "Karjat" in general.
Roughly two hours in a private car outside peak hours — via the expressway to Khopoli through the Missing Link, then on to Neral. From South Mumbai it's about 90 minutes. Both are Google Maps and personal-drive estimates; weekend toll-plaza queues add time.
About 25–30 minutes on a normal run, because the 13.3 km tunnel corridor replaces the 19.8 km Khandala ghat and allows 100 km/h instead of 60. In monsoon, when the ghat used to jam or close for landslides, the saving is often 45–60 minutes.
Taj Mount Kusur Resort & Villas is IHCL's first branded-villa project, announced on 27 August 2026 with Amavi: 34 acres, a 100-key Taj resort and 32 privately owned villas on a lease-back model. It doesn't change your plot price overnight, but it validates Lonavala as an institutional second-home market and generally supports the premium end of the corridor.
On my current list, Celebration Land at Neral by House of Abhinandan Lodha at ₹44.99 Lakh all-in for a 1,238 sq ft plot, with possession due December 2026. Khopoli's Aero Estate starts at ₹63.99 Lakh. Both are gated, RERA-registered plotted developments.
Lonavala if you want an established hill station, ready rental demand and a Taj-grade neighbourhood, and your budget is ₹2.5 Crore-plus. Karjat if you want a larger plot, river or valley views and a resort-managed community from ₹75 Lakh to ₹1 Crore. Neral and Khopoli are the value picks below both.
An NA (non-agricultural) plot has a collector's order converting it for residential use, so you can build a home under local development rules. A farmhouse or agricultural-zone plot (like the Lonavala half-acre parcels) is bought as agricultural land with a farmhouse sanction; it's typically much larger and cheaper per sq ft, but the construction permissions are different. Neither is "wrong" — just know which you're buying.
Yes. NRIs can buy non-agricultural residential land in India. They cannot buy agricultural land or farmhouse-zone parcels, so for NRI buyers I steer towards the gated NA plot projects rather than the farmhouse plots.
Not necessarily. In August 2026 MahaRERA granted an automatic four-month extension to registered projects with completion dates on or after 28 February 2026, citing West Asia supply disruptions. It's a blanket allowance, not a project-specific problem. Check the individual project's track record — some developers on this corridor have been delivering early.
Most gated, RERA-registered NA plot projects on this corridor have bank plot-loan approvals (the Karjat riverside estate, for example, is bank-approved). Plot loans typically fund a lower percentage than home loans and have shorter tenures, so budget for a larger down payment than you would on an apartment.

Khopoli, August
Left Wakad at 7:10 am, was at the Aero Estate gate by 8:25. The tunnel is eerily smooth — you lose the sense of climbing entirely. Two Mumbai families were at the site office before me; both said the same thing: "we can now come on a Sunday morning and be back for lunch."
Karjat riverside, monsoon
The Pej was running high and loud. The villas already built at the estate look lived-in, not showcase — which is the point. A buyer from Kalyan asked me to quote the 9,000 sq ft plots; I told him to walk the river edge first, because that's what he'd be paying for.
Neral, July
Matheran was in cloud. Roads inside the township were done, plot pegs visible, and the final-configuration 1,238 sq ft inventory was moving faster than I expected at ₹44.99 Lakh. If you're waiting for a monsoon discount here, I don't think one is coming.
Lonavala, Aamby Valley Road
Aquamont's half-acre parcels face the Tata Dam backwater — quiet, no hoardings, no crowd. The Taj announcement came a fortnight after my visit and my phone hasn't stopped since. Only nine plots; I don't expect them to last the quarter.
