The place

Kolthare, where the Sahyadris meet the sea

Kolthare is a small village in Dapoli taluka, 15 km from Dapoli town, the taluka centre, with an unhurried stretch of golden sand backed by casuarina groves and the old Shri Dev Koleshwar temple. It has none of the crowds of Murud or Harnai.

Varsa sits right beside it, next to House of Abhinandan Lodha's Isle of Bliss (HOABL), a premium, fully developed gated project. It is a single gated estate entered from the beach road, with the land rising so the sea stays in view. Dapoli itself is a working taluka town with schools, hospitals and markets, which makes longer stays practical, not just weekends.

The developer

In plotted land, who develops it matters

Varsa is developed by Pushpam Infra, the land arm of Pushpam Group, a family enterprise founded in 1966. At Karjat, Pushpam built, delivered and still runs Sanskruti, a 22-acre second-home community with 200+ customers. Its amenities are staffed and running years after the last sale, and you can visit it before you decide on Varsa.

Four things to weigh honestly

It is a 4.5-hour drive todayKolthare is about 4.5 hours by road from both Mumbai and Pune. The coastal highway is expected to bring that close to 3 hours, but its creek bridges are only tendered so far, so buy for the place, not the deadline.

Resort homes come laterPhase I is plots. The resort homes shown on the layout are a later phase, so judge the project on the plots and amenities.

The coastal highway
runs past here

Maharashtra's Revas–Reddi coastal highway (MSH-4) will cross the Dabhol creek on a planned two-tier bridge (₹551.66 crore) linking Dapoli and Guhagar talukas, 8 km from Kolthare. The Bankot creek bridge (₹272.88 crore) further north opens the coastal route from Raigad. Both are in MSRDC's tendered package of six bridges with a three-year completion window.

Once the coastal highway is complete, both cities are expected to be close to 3 hours away. A sea route is also on the table: a Harnai halt (Dapoli taluka) has been proposed on the Mumbai–Vijaydurg Ro-Ro ferry, with a jetty under construction at Harnai.

FAQ

Varsa Dapoli: your questions answered

Varsa Chapter II is a 14-acre gated plotted community by Pushpam Group at Kolthare beach in Dapoli taluka, Ratnagiri. Phase I has 85 NA-approved plots around a resort amenity core with a pool, spa, restaurant, banquet lawn and amphitheatre.

A 2,400 sq ft plot at Varsa is priced at ₹46.9 lakh plus taxes, about ₹1,954 per sq ft. Larger 3,000 and 3,500 sq ft plots are available on request. Prices are introductory and can change; stamp duty, registration and other charges are extra.

Yes. Varsa is registered with MahaRERA under P52800080169, which you can verify on the MahaRERA portal. The developer states the land is NA-approved with clear title and the sanctioned layout available for your advocate.

Varsa is developed by Pushpam Infra, the land and development arm of Pushpam Group, a family enterprise founded in 1966. The group delivered and still operates Sanskruti, a second-home community in Karjat.

Yes, these all refer to the same project. Varsa (वारसा) is Marathi for legacy, and the current launch is called Varsa Chapter II, at Kolthare near Dapoli.

Kolthare is a coastal village in Dapoli taluka, about 15 km from Dapoli town (the taluka centre), 5 km from Burondi and 8 km from Dabhol. Varsa's gated entry is on the beach road, and the beach is walkable from the gate.

Varsa is about 4.5 hours by road from both Mumbai and Pune today. Once the Revas–Reddi coastal highway and its creek bridges at Bankot and Dabhol are complete, the drive is expected to come down to around 3 hours, and a proposed Ro-Ro ferry halt at Harnai could add a sea route from Mumbai.

It is a two-day booking event at the site. The developer arranges your stay, dinner and breakfast, and you see the plots in person. The ₹21,000 carnival deposit is refunded if you decide not to buy a plot.

The plots are NA (non-agricultural) residential plots, so a home can be built subject to the sanctioned layout and local building rules. Resort homes by the developer are planned in a later phase; confirm construction guidelines with the developer before booking.

Yes. Under India's FEMA rules NRIs and OCIs can buy non-agricultural land such as NA plots, paying through NRE, NRO or FCNR accounts. They cannot buy agricultural land or farmhouses. Check your own case with a chartered accountant.

The plan includes a swimming pool, spa and wellness area, restaurant with reception and indoor games, banquet hall and lawn, amphitheatre, watch tower, Nana-Nani Park, outdoor games and children's play areas, run by Pushpam's hospitality arm under a membership programme.
