The clubhouse sits at the head of the estate and is shared only by the Vvie residents and their guests — closer to a members' lodge than a township club.
Club membership (₹10 L) is payable on possession; as per the developer's application form, club services are used on separate charges and club rules.

Naldehra sits at 6,706 ft, 24 km beyond Shimla, wrapped in deodar and pine. Lord Curzon, Viceroy from 1899 to 1905, found the slopes so like the Scottish Highlands that he laid out a golf course here — today the 18-hole, par-68 Naldehra course, one of the oldest in India, five minutes from your gate.

Three things to weigh honestly
- The all-in number is higher than the headlineAdd 5% GST, ₹10 L club, ₹5 L IFMS, power backup, 24 months' advance maintenance and stamp duty to the list price. On Aspen that is roughly ₹8.2 Cr+ before stamp duty — ask me for the exact sheet.
- Rental returns are a projection, not a promiseThe 6.25%–9.98% yields are the developer's estimate for an amã-managed pool. Read the management agreement — revenue share, owner-use nights and fees — before you count on the income.
- Hill-station realitiesChandigarh airport is about 145 km away and winter snow can slow the last stretch of road. Non-Himachali buyers need Section 118 permission, which takes time. Vvie is Infranium's first marquee project, though its leadership has decades of NCR experience; RERA registration runs to January 2028.

Cedar is ₹7.97 Cr, Maple ₹8.01 Cr and Pine ₹8.12 Cr. GST at 5%, club membership ₹10 lakh, IFMS ₹5 lakh and power backup are extra, payable on offer of possession.

Yes, every villa is handed over fully furnished. As communicated by the developer, the estate will be managed by amã Stays & Trails, the Taj group's luxury bungalow brand, which can rent the villa to guests when you are not using it. Final terms are subject to the management agreement.
The developer's indicative projection shows a gross operating profit of about ₹48 lakh per villa in year 1, rising to about ₹76.7 lakh in year 5 — a yield of 6.25% to 9.98% on a ₹7.68 Cr villa, at 44%–60% occupancy and ₹75,000–₹87,500 a night. These are projections, not assured returns.
10% on booking, 40% within 45 days of booking, 25% on completion of flooring, paint and false ceiling, 15% on completion of woodwork, facade and bathrooms, and 10% on offer of possession. The Builder Buyer Agreement is executed after 50% of the total consideration is paid.
Vvie Villas is at Village Seung, P.O. Durgapur, in the Naldehra Golf Hills, Shimla district, at about 6,706 ft. Shimla Mall Road and Wildflower Hall are about 20 km away, Naldehra Golf Course about 5 minutes, Taj Theog 40 km and Chandigarh Airport about 145 km.
The Fairway Club & Spa has a heated indoor pool with a children's section, a spa with separate male and female sauna and jacuzzi, a gym, a yoga hall, a multi-cuisine restaurant and café with bar, and a party hall. Each villa also has its own rooftop jacuzzi, sauna, private lawn and central heating.
The project's HP RERA registration is valid till 23 January 2028, which is the registered completion window. A furnished sample villa is already ready to view. Confirm the committed possession date for your villa in the agreement for sale.
Naldehra is quieter and higher than Shimla town, with the historic golf course on its doorstep and protected deodar forest around it. Mashobra is closer to Shimla, and Kasauli is closer to Chandigarh. For a low-density, golf-and-forest lifestyle with only six neighbours, Naldehra is the rarer choice.
